Every week I receive a couple of calls or emails from folks looking to buy horse property or acreage in the Lake Powell area. This area is truly one of the most spectacular places on earth with the red and white cliffs set against the deep blue water of Lake Powell.  Even away from the lake with sandstone cliffs, the high desert environment has been the back drop of many western movies and with good reason. To a large degree, the Lake Powell areas including Page, Arizona to New Paria, Utah embodies the American West.

That said, it is no surprise then the amount of folks looking for acreage and horse property.

In Page, Arizona, the only place in the municipality to keep horses on your property is in Ranchette Estates. With the smallest lots being 1/2 acre zoning allows for 2 large animals. However, zoning also prohibits any manufactured housing in Ranchette Estates. Currently there are two properties for sale in the Page MLS system in Ranchette Estates, both right at a half acre, and both at $119,900.

Going west from Page, Arizona the next town is Greenehaven, which sits on the Arizona, Utah border. Greenehaven consists of Lake Powell View Homes and Lake Powell View Properties and as far as I know the HOA (home owners assosiation) does not allow for any horses. Land prices, because of the Lake Powell Views are higher than in surrounding areas. As of today there are only two lots in Greenehaven close to an acre in size and both are listed over $225,000.

For the buyer wanting to be in the Lake Powell area and yet have acreage, or room for horses, the logicall step is to go across the border into Utah.  Big Water, Utah is just six miles over the Utah – Arizona border and has not only homes on acreage but vacant land as well. If you are looking for that acreage with a Lake Powell view you can expect to pay more as well.

Church Wells is the next town to the West of Lake Powell past Big Water. At 13 miles over the Utah Arizona border it is still close to Lake Powell and all of the out door activities. There are several properties in Church Wells over 2 acres for sale.

Clark Bench is 16 miles over the border and is home to many 5 acre parcels. Currently for sale is a home of a 4 acre parcel and another beautiful home on 5 acres with barns, outbuildings, a huge garage and landscaping.

Another few miles gets you to New Paria which is an inholding in the Grand Staircase Escalante National Monument, a fancy way of saying the area is surrounded by the monument. There are some 2.5 acre properties in Paria but most are 5 to 10 acres and perfect for horses and/or your Lake Powell toy storage.

  1. Driving west from Page across info Utah is some really nice land. Church Wells and over to the Paria area is has great views. Great recreation area with a bunch of stuff to do in the area.
